Pakuwon Jati Tbk merupakan salah satu mall terbesar pertama di Surabaya yang sampai saat ini masih tetap dapat mempertahankan eksistensinya. PT. Pakuwon Jati selalu berusaha memberikan fasilitas yang terbaik bagi para pengunjung Tunjungan Plaza, salah satu fasilitas yang memerlukan perawatan yang relatif cukup rumit adalah pengelolaan bagian pendingin ruangan (AC). Dalam rangka menjaga agar AC tetap bekerja dengan baik PT. Pakuwon Jati bekerja sama dengan pihak vendor sebagai ahli teknisi yang bergerak pada bagian pemeliharaan AC. Namun PT. Pakuwon Jati belum pernah melakukan penilaian kinerja vendor dan perusahaan belum memiliki performance indicator, sehingga penting bagi PT. Pakuwon Jati untuk membentuk vendor performance indicator yang merupakan kriteria-kriteria yang menjadi indikator baik-buruknya kinerja vendor agar kinerja yang diberikan oleh vendor sesuai dengan kontrak yang telah disepakati oleh kedua belah pihak. Dalam penelitian ini penulis menggunakan vendor performance indicator dengan menggunakan kerangka Quality, Cost, Delivery, Flexbility, Responsiveness. Penelitian ini menggunakan metode kualitatif sebagai pendekatan penelitian dengan jenis penelitian berupa studi kasus, dengan data yang digunakan merupakan data primer. Data dari penelitian ini didapat dengan cara wawancara pada informan dan membagikan kuesioner. Hasil penelitian ini berupa sistem pengukuran kinerja dan pembobotan masing-masing vendor performance indicators dengan metode Analythical Hierarchy Process untuk mendapatkan tingkat prioritas kriteria-kriteria yang ada. Setelah dilakukan pembobotan pada setiap kriteria dan sub kriteria diperoleh hasil bobot prioritas tertinggi ada pada kriteria quality dengan bobot sebesar 0,543. Hal ini berarti bahwa perusahaan mengutamakan kriteria quality dalam melakukan penilaian kinerja vendor. Di dalam kriteria quality terdapat sub kriteria vendor performance indicator yang memiliki bobot tertinggi sebesar 0,431 yaitu skill yang dimiliki oleh vendor dalam melakukan tugasnya. Dengan demikian perusahaan perlu memprioritaskan penilaian kinerja pada skill yang dimiliki oleh vendor dalam melakukan tugasnya Translation: Tunjungan Plaza Surabaya under the auspices of PT. In order to keep the air conditioner still works fine PT. Pakuwon Jati working with the vendor as an expert technicians engaged in the maintenance of air conditioning. However, PT. Pakuwon Jati has never been assessing vendor performance and firm yet have performance indicators, so it is important for PT. Teak Pakuwon to establish vendor performance indicators which are the criteria that an indicator of good or bad performance of the vendors for the performance provided by the vendor in accordance with the contract agreed upon by both parties. In this study, the authors use a vendor performance indicators using the framework of Quality, Cost, Delivery, flexbility, Responsiveness. This study used a qualitative method as a research approach to the type of research in the form of case studies, the data used is primary data. Data from this study obtained by the informant interviews and distributing questionnaires. Results of this research is a performance measurement system and the weighting of each vendor performance indicators with Analythical Hierarchy Process method to obtain the level of priority criteria exist. After the weighting of each criteria and sub-criteria weights the results obtained highest priority on quality criteria with a weighting of 0.543. This means that the company prioritizes quality criteria in assessing vendor performance. Quality criteria contained in the sub-criteria vendor performance indicators that have the highest weight of 0.431 is skills possessed by the vendor in doing their job.
